Passport which is considered the only official needed document for any foreign national intending on buying a property in Turkey. 2. The tax number: The tax document can be obtained from any tax office in any city in Turkey. Obtaining a tax number doesn’t imply in any way responsible to pay taxes. However, it is mandatory to complete all official transactions in Turkey such as; opening an account, title deed -Tapu marriage certificate, passport, etc.
What should be paid only once during the purchase process? • The agreed price of the property as mentioned in the sales contract. The 4% of the registered sale price in the title deed Tapu as a title deed transfer tax should be paid on the same day of transferring the ownership of the property. • Passport translation costs should be paid at the notary office depending on the number of pages - 300 TRY. • Cost of government translator into your language - 300-500 TRY depends on the region. • Subscription fees into utility services - 3500 TRY for gas water and electricity depending on the region. • Cost of real estate property appraiser designated by the Tapu department - 2600 TRY.
What should be done annually after the purchase process? • Earthquakes and Natural Disasters Insurance costs vary according to apartment size starting with 100 TRY • Property & building tax is calculated at 0.001% -0.006% of the registered sale price in the title deed (tapu) should be paid at the city municipality according to the location.
Important Note: The cost for purchasing property in Turkey is subject can be changed in the future since these fees are officially issued by the Turkish government except for the costs of the notarized translator and expeditor.
